The current ways of constructing concrete buildings lead to demolition at the end of building’s function which causes environmental impacts and material loss. Increasing the construction sustainability and architectural adaptability of concrete buildings requires considering design for disassembly DfD to facilitate reconfiguration, update and reuse of elements and components. When reviewing the previous attempts to dismantle and reuse concrete buildings one can find that only precast buildings have shown to be successful.
The aim of this study is to consider DfD of concrete buildings from the architectural construction point of view. The role of concrete technology and its development in this context will be reviewed, assembly and disassembly, as well as DfD aspects and theories. A comprehensive analysis and evaluation of the current common used precast concrete system will be carried out which will highlight the aspects of weakness that might cause loss of time and materials during the assembly and disassembly of these systems. Some concepts of development will be suggested for increasing the transformation capacity of the common façade systems. These developments will be applied to a case study to provide a complete picture about successful possibilities of these developments. The results show that the common precast systems could be developed to have very high disassembly potential by achieving high values for sixteen determining factors of eight DfD aspects.
